Summer is upon us now with warmer weather thankfully. In fact it's darn right hotter weather today.

The good news is the Real Estate Market has warmed up as well.

The First Time Home Buyer Tax Credit has ended but good news may be on the horizon.

A few weeks ago New Jersey passed a First Time Home Buyer Tax Credit that will allocate $100 million in tax credits to buyers who purchase a new or existing home in the Garden State this year.

The bill, A-1678, would give individual home buyers, on a first-come first-serve basis, tax breaks up to $15,000, or 5% of the selling price of the house, whichever is less.

The credit would be distributed over a three-year period, starting in 2011. There are no income limits for eligibility.

The Bill still has to pass the Senate vote so keep your fingers crossed.



We have seen many flowers exploding in a vibrant color display this year after our tough winter.

Spring Ahead in the Pascack Valley of New Jersey



Yes it's that time of the year again! Spring ahead! Yay!

Time to set your clocks ahead one hour and start enjoying daylight savings time again. I am really going to welcome stretching daylight out for another hour into the evening.

I am certainly looking forward to it. To me it means warmer weather can't be far away.

But even more important, you should check your batteries in your smoke and CO detectors. If you are using batteries change them.

If hardwired just test them by pushing the button to make sure they are in working order.



My timepieces are not quite as big as Big Ben but....... Well, you get the point.


Just a friendly reminder to move your clocks ahead one hour Sunday morning at 2AM or before you go to bed on Saturday night so they will be already set for you when you wake up on Sunday. And check your smoke and CO detectors if you are using batteries.

The Fall foliage season is over here. Can this be far behind? The temperatures are cooling off a little too quickly for my tastes.

The market has heated up as the temperatures drop all around the country.

The time for the first time home buyers credit has been extended and expanded as well. If you can be in contract by April 30th 2010 and close by June 30th 2010, you could still take advantage of the tax credit but you better hurry.

Pascack Valley NJ | Success of a Realtor

Success Is Just A Frame Of Mind
I've been a Realtor since the late 90's and it has been one of the most rewarding experiences I've ever had. In fact, when I follow the ripple effect, I find there are usually more transactions that result from the success of a single contact. We have listed properties where the listing generated a contact with a buyer that purchased something else and so on and so forth. My husband and I have been a team since the early 2000's when he joined me to form the HammersTeam.

We're in a service business of helping people so as long as we've helped someone and were able to earn a living doing it that counts as a double success in our book! We both feel so blessed by having the ability to work together on a daily basis in assisting others recognizing their dreams of home ownership. We focus on old fashioned customer service when working with our customers. We add the most up to date technology possible and together it has blended to become a marriage of success for our clients. It's a great feeling to help others and we can't imagine doing anything else!

Success of the Husband and Wife Realtor Team Part Two



Back in January of 2007' I wrote a post that focused on the Success of the Husband and Wife Realtor Team. The post was all about how my husband and I have worked together to be a successful team. Recently my husband, Bob, took a fall while out for some exercise on his bicycle. The fall seemed somewhat minor and he never even mentioned the fall to me. Weeks later he ended up having surgery on what turned out to be a broken thumb. Some might think "no big deal", how bad can a broken thumb be? Normally a broken thumb might not be such a big deal except for the fact that it was his right thumb and well you guessed it - he's right handed!




Since I have received messages from other couples considering going into the Real Estate business together, I thought that a follow up to this post was in order. One of the points I listed in my old post was to determine who does what. My husband is the technical strength of our Realtor team but when he broke his thumb, working on the keyboard became very difficult and even painful. In addition to his limited keyboard access, he lost his ability to drive (doctor's orders).




Think about all the things you use your right hand for in the Real Estate business. How many hands do you shake a day? How many times do you have to juggle keys and listings while opening doors and showing homes? What about answering phones and writing down notes while talking to a customer. An exercise to try to illustrate this dilemma is to hold your right hand behind your back as you go about your business and you will see what it would be like.




The biggest point is patience with your partner and picking up the slack when they need you. Bob and I will be celebrating our 17th wedding anniversary in a few weeks. Working together has been a true test of how much we really respect and care for each other. I guess that is the most important thing to consider when embarking on working together with your spouse. That's what makes for the Success of the Husband and Wife Realtor Team!
