Spring is here finally and we should be seeing some of these forsythia popping up soon.

The Northeast and, for that matter, most of the country has experienced an unusually tough winter this year.

It has not stopped the real estate market from moving forward though.

We have many buyers who are coming out and viewing homes, every week now that the weather has begun to clear up.

We're finally seeing some warmer temps here on the East Coast.

It's been a long road this winter with all the blizzards and ice storms we have endured.

Customers have been connecting with us on the internet while the bad weather had kept them indoors.

Summer is sizzling like my sparkler above and now with warmer weather upon us and the summer market in full throttle now is the time to buy.

The First Time Home Buyer Tax Credit has ended but the good news is the extension for closing before the June 30th cutoff was extended to September 30th giving a little more leeway to be able to take advantage of the tax credit rebate for those who were unable to close in time.

We have seen many flowers exploding in a vibrant color display this year after our tough and very wet spring. New Jersey is the Garden State. These Bee Balms look like Fireworks this summer.

Business is great and we are excited at the possibilities available for first time home buyers as well as sellers looking to move up.

Historically, interest rates are still at an all time low and have even gone lower since last month. Either moving up or buying for the first time, now is a great time to make the move up to home ownership.

June has arrived and so has our updated Real Estate Newsletter!

Summer is upon us now with warmer weather thankfully. In fact it's darn right hotter weather today.

The good news is the Real Estate Market has warmed up as well.

The First Time Home Buyer Tax Credit has ended but good news may be on the horizon.

A few weeks ago New Jersey passed a First Time Home Buyer Tax Credit that will allocate $100 million in tax credits to buyers who purchase a new or existing home in the Garden State this year.

The bill, A-1678, would give individual home buyers, on a first-come first-serve basis, tax breaks up to $15,000, or 5% of the selling price of the house, whichever is less.

The credit would be distributed over a three-year period, starting in 2011. There are no income limits for eligibility.

The Bill still has to pass the Senate vote so keep your fingers crossed.

Spring Ahead in the Pascack Valley of New Jersey

Yes it's that time of the year again! Spring ahead! Yay!

Time to set your clocks ahead one hour and start enjoying daylight savings time again. I am really going to welcome stretching daylight out for another hour into the evening.

I am certainly looking forward to it. To me it means warmer weather can't be far away.

But even more important, you should check your batteries in your smoke and CO detectors. If you are using batteries change them.

If hardwired just test them by pushing the button to make sure they are in working order.

My timepieces are not quite as big as Big Ben but....... Well, you get the point.

Just a friendly reminder to move your clocks ahead one hour Sunday morning at 2AM or before you go to bed on Saturday night so they will be already set for you when you wake up on Sunday. And check your smoke and CO detectors if you are using batteries.

First Time Home Buyer Credit | The Time Is Now

For those buyers out there who are still on the fence about buying a home in time for the First Time Home-Buyer tax credit.. The time is now...

Some information forwarded to me from a friend of mine but is important information I felt I should share with all consumers that are waiting for that special house to come along......

I suggest you step up your search now and find a home that you can live in now....

Just some timely advice from your Bergen County Real Estate Team. The First-Time Home-buyer Tax Credit Recent changes to the first-time homebuyer tax credit mean you might be able to benefit from the credit, even if you're not actually a first-time homebuyer.

To take advantage of the credit, however, you have to act by May 1.

Here are the basics as they apply to home purchases in 2010.

Qualifying for an $8,000 credit

If you, and your spouse if you're married, haven't owned a principal residence in 3 years, you may qualify for a credit worth 10% of the purchase price of a home, up to $8,000 ($4,000 if you're married and file a separate federal income tax return).

The home has to be your principal residence, and must be purchased before May 1, 2010. If you enter into a written binding contract before May 1, 2010, you can still qualify for the credit if you close on the home before July 1, 2010.

Qualifying for a $6,500 credit

If you, and your spouse if you're married, have maintained the same principal residence for at least 5 consecutive years in the previous 8 years, you may qualify for a credit if you purchase a new principal residence.

While the credit remains 10% of the purchase price of the new home, it's capped at $6,500 ($3,250 if you're married and file a separate federal income tax return). As with the $8,000 credit, the home must be purchased before May 1, 2010 (or you must close on the home by July 1, 2010, after entering into a written binding contract before May 1, 2010).

Limitations

There are several limitations that apply (the same limitations apply to both the $8,000 credit and the $6,500 credit):

The credit is reduced if your modified adjusted gross income (MAGI) exceeds $125,000 and is completely eliminated if your MAGI reaches $145,000. If you're married and file a joint return, the credit is reduced if your joint MAGI exceeds $225,000 and is eliminated if your MAGI reaches $245,000.

You can't claim a credit if the purchase price of your principal residence exceeds $800,000.

You can't claim a credit if you're under age 18 at the time of purchase (unless you're married and your spouse is at least 18), or if you can be claimed by someone else as a dependent.

You can't claim a credit if you purchase a principal residence from someone who is closely related to you or your spouse.

You can't claim the credit if you're a nonresident alien.

Payback requirements

Generally, if you qualify for the credit as a result of a 2010 home purchase, you won't have to worry about repaying the credit. There's one important exception, however: if the home ceases to be your principal residence in the 36 months following the purchase, you'll have to pay the credit back. (If you're married at the time of purchase, the home must remain the principal residence of either you or your spouse for the 36-month period.)

If you have to pay back the credit, you'll do so on the tax return for the year in which the home ceased being your principal residence.

Treating a 2010 purchase as made in 2009

Winter has hit the Northeast with a vengeance this week. The temperatures are downright frigid out side today not getting above 20 degrees daytime and a fierce wind howling w/50mile per hour gusts.

The time for the first time home buyers credit has been extended and expanded as well. If you can be in contract by April 30th 2010 and close by June 30th 2010, you could still take advantage of the tax credit but you better hurry.

Bergen County New Jersey The Role of Real Estate Attorneys in a Real Estate Transaction.

Putting the pieces together.

Speaking as New Jersey Real Estate Agents working with Buyers and Sellers in the Pascack Valley area of Bergen County, New Jersey, we'd like to share our list of the features that illustrate The Role of The Real Estate Attorney.

We are happy to offer names of qualified Attorneys to our customers and clients. However, there are occasions when a Buyer or Seller has an Attorney that they pre-selected.

Although most of the time things work out, we have seen those unfortunate situations where the Buyer or Seller feel that they have been left in the dark. Your Agent will keep track of the following terms. However, your Attorney will be the person who will monitor the Contingencies of the Contract on your behalf.

The following list is what you can usually expect your Attorney to handle during the course of your transaction:

1. Attorney Review - In the State of New Jersey, once a Seller and Buyer come to a "Meeting of the Minds", the Offer is signed by the Seller. Next, both the Seller and Buyer's Attorneys receive a copy of the contract to review. During this period, the Attorneys may exchange Riders which could alter portions of the Original Offer. The time frame for the Attorney Review Period could be important if you are a Buyer. It should be noted that during an Attorney Review Period in the state of New Jersey, the Buyer or the Seller can "Back Out", without explanation.

2. Home Inspection Issues - Within approximately ten days after the conclusion of the Attorney Review period, the results and requests for any Home Inspection issues are due. Once the Inspection has been concluded and the Inspection Report has been issued, the Attorney for the Buyer reviews the points with the Buyer. You should expect your Attorney to review these points with you in a timely manner (per the contract and/or Riders).

3. The Deposit Monies - Once the Attorney Review has been completed, the Buyer must meet the deadline set forth in the Contract to bring their Deposit monies to their Attorney. The Attorney will then forward the Deposit monies to the appropriate party in good-faith preparation for the closing.

4. Mortgage Commitment Contingency - The Buyer must take the necessary measures to apply for a Mortgage in a Timely manner. Your Attorney will coordinate the Closing of Title with the Lender to insure the Funds are available on the day and time of the scheduled Closing.

5. Title Review & Survey as well as Title Insurance - Your Attorney will order a Title Search to insure that the property is free and clear of any liens or judgments. Once your Attorney has cleared any judgments and confirmed that any open mortgages will be paid in full at closing, the Title Company will issue a "Clear to Close" and the Attorney will then proceed to closing accordingly. After the closing has taken place, the Title Company will issue a "Title Insurance Policy", insuring the property against any future claims that turn up reverting back to prior to closing. The Attorney will also order a Survey to be done on the property in question. This is important as a Survey will reveal any abnormalities of property lines, and if the Buyer intends on building/improving upon the property in the future, the Surveyor can set property corner markers, or "stakes", which mark the property lines. Your Attorney will forward a copy of the Survey to you prior to closing for you to review and familiarize yourself with your property lines.

6. Ordering of Homeowner's Insurance - The Buyer's Attorney will instruct the Buyer to make application for Homeowner's Insurance. The Buyer's Mortgage Lender will quite often remind the Buyer of this, as well, but it is necessary that the insurance is ordered in a timely manner. The Insurance Certificate must be available on the day of Closing of Title.

7. Closing Of Title - The respective Attorneys will confirm that Funds are available and coordinate with all parties to set the Closing of Title at which time, keys will be exchanged!

As a Buyer or Seller in New Jersey, it's important to note that The Role Of The Real Estate Attorney is to represent you in the legal matters concerning the Transaction.

Are You a Good Home Owner? | Pascack Valley Real Estate

Have you been a good Homeowner?

The other day, I went to Lisa with a concern I had about something I had noticed on our Boiler. Now I'm not what I would refer to as a "Handy Homeowner". But it occurred to me that what I am is what I would refer to as a "Good Homeowner". I am constantly keeping an eye on things in the house and watching what is going on with all the major components. Just before Easter, I happened to look under the Kitchen Sink only to notice a small leak. In record time I called in our Plumber and found that I had indeed averted a possible Springtime Catastrophe with a connection from my dishwasher! That was scary!

So as Real Estate Agents that are also Homeowners I would like to share our following list of the key components that made it to "Bob's List" of things to do!

1. Hot Water Heaters - There may be differences in opinion on the life expectancy of a HWH but if you ever have one leak into your Basement you'll have wished that you took note of this.

2. Furnace/Boilers - You'll find it's well worth the time to learn which type you have and how you can maintain it properly. We have a Gas Boiler and I keep an eye on the temperature & put oil into the circulators twice a year if you have this type of Boiler. Nowadays newer boilers are pretty much maintenance free though.

3. Plumbing - Something as simple as keeping an eye on the pipes in the Basement to make sure there are no leaks that may be lurking could save you from experiencing a Basement Flood. If your drains are slow, calling in a plumber to find out if the drains need snaking can avoid a future problem.

4. Roof - Step outside and stand back to take inventory of how your Roof looks. Are there areas with moss build-up or signs of mold?

5. Gutters - I clean our Gutters a minimum of twice a year. We've attended many inspections where the Inspector has made recommendations to simply keep the Gutters clean to avoid water build-up in and around the Foundation of the home. Diverting rain water away from your home is crucial.

6. Attics/Crawlspaces - These spaces can be overlooked because most people don't have cause to visit those areas often. But at least twice a year, take a peek in those dark spaces where animals and bugs might be lurking.

7. Basement- If your home has one, finished or not, keep an eye on it. Like Attics, you may not visit your Basement often but if you have one, chances are there are some Major items to keep an eye on down there. Like settlement cracks and moisture effervescence forming on the foundation walls. You may want to think about waterproofing paint as well.

8. Windows & Doors - Are they keeping the drafts out? Do they need fresh caulking?

9. Trees & Landscaping - It's not just for fun! Make sure that trees are not growing too close to your home or your neighbor's home. Don't allow your landscaping to go without attention for too long or bad things could happen. Termites live in the ground and love certain types of Mulch. Keep the landscaping trimmed and leaves cleaned up around the house.

10. Fireplaces- For Woodburning varieties, it's important for the safety of your home to have your chimney cleaned and checked annually. Creosote can build up in your chimney and ignite, causing a Chimney Fire. The mortar on the outside Chimney should be observed from time to time as well as this can deteriorate. And don't forget to inspect the inside of your fireplace as well for mortar problems. Sometimes it may need some patching.

11. Electrical - Do all of your outlets and switches work? Are there any wires that need the attention of an electrician?

12. Appliances- Clothes dryers should have their lint traps cleaned after every use. Most people aren't aware how important it is to turn your water off (after each use) that is hooked up to your Washing Machine. Many are just a rubber hose and this item can be so worn over time that it explodes and empties gallons of water into your Basement! We would recommend using steel reinforced hoses for safety and reliability.

13. Smoke & C.O. Detectors - If you have Battery operated types, changing the battery at Day Light Savings Time and Fall Back time is a good way to remind you to take care of this important and simple task.

14. Porches & Stoops - You may have a Wood type that should be maintained by painting or just keeping clean. Your Brick stoop has mortar that should be visually inspected for wear and water seepage.

When a Home is Listed for Sale, the Buyers will most likely hire their own Home Inspector to check on all of the key components of the home. However, if you are a Seller thinking of Selling a Home, it would be prudent to hire a Home Inspector to avoid possible problems in the transaction.

Not all Home Inspectors will have the same opinion of course but being a "Good Homeowner" and taking the extra measure of being aware, may just be the ticket to a "smooth transaction". Even if you are not thinking of buying or selling, keep your Family safe & happy, like I do - it doesn't take much effort. Just ask yourself are you a "Good Homeowner"?

Success of the Husband and Wife Realtor Team Part Two

Back in January of 2007' I wrote a post that focused on the Success of the Husband and Wife Realtor Team. The post was all about how my husband and I have worked together to be a successful team. Recently my husband, Bob, took a fall while out for some exercise on his bicycle. The fall seemed somewhat minor and he never even mentioned the fall to me. Weeks later he ended up having surgery on what turned out to be a broken thumb. Some might think "no big deal", how bad can a broken thumb be? Normally a broken thumb might not be such a big deal except for the fact that it was his right thumb and well you guessed it - he's right handed!

Since I have received messages from other couples considering going into the Real Estate business together, I thought that a follow up to this post was in order. One of the points I listed in my old post was to determine who does what. My husband is the technical strength of our Realtor team but when he broke his thumb, working on the keyboard became very difficult and even painful. In addition to his limited keyboard access, he lost his ability to drive (doctor's orders).

Think about all the things you use your right hand for in the Real Estate business. How many hands do you shake a day? How many times do you have to juggle keys and listings while opening doors and showing homes? What about answering phones and writing down notes while talking to a customer. An exercise to try to illustrate this dilemma is to hold your right hand behind your back as you go about your business and you will see what it would be like.

The biggest point is patience with your partner and picking up the slack when they need you. Bob and I will be celebrating our 17th wedding anniversary in a few weeks. Working together has been a true test of how much we really respect and care for each other. I guess that is the most important thing to consider when embarking on working together with your spouse. That's what makes for the Success of the Husband and Wife Realtor Team!

Pascack Valley NJ Real Estate Update

Blah, blah, blah...It's the Price! That's the new real estate mantra for today. The old familiar real estate mantra used to be Location, location, location but in the current declining (ugh) market, it's all about the Price.

With the fever of yesterday's market we were bombarded with "Tips". There were tips on how to Win the Bidding War, Tips on how to Stage a home to Sell for top dollar, and Tips on how to get the best mortgage rates.

But now that the dust is settled, blah, blah, blah...it's the price! Those tips are not helping the situation at hand, and it's time to start listening to the new real estate mantra. Sellers who have been caught in the proverbial swinging door are faced with declining property values while many Sellers have extended themselves a bit too far using the equity in their homes like a piggy bank.

Sure staging to sell may help your home stand out in the crowd but staying realistic is key right now. If you don't have the time and resources to update or stage a home, don't waste your efforts on putting perfume on a pig (so to speak). Pardon the pun....

Most real estate reports state that the market will continue on it's downward trend before we start to see things bounce back up again. That bounce may be more like a very slow and gradual climb. So if you're planning to sell your home now, pull up your hip boots and get ready to set a competitive price if you want to sell as quickly as possible.

The reality of this market is that some Sellers are not going to get what they want and may just have to take whatever the market is willing to give them. The Buyers are in control now and they are setting the price on what they are willing to pay for a home. Enter the new Mortgage guidelines and those Buyers are much more scarce! Yikes!!!

So with all the chatter about what to do in the new real estate market, you may chose to listen to all the blah, blah, blah... but It's the Price!

Selling in Bergen County Through the Eyes Of A Buyer

With Inventory at an elevated level, Interest Rates remaining low and the Stock market at an all time high, what is the state of the Real Estate market in Bergen County? So many try to pinpoint the real reason the market is where it is instead of focusing on the obvious. When a home is listed for Sale, the Seller should try this simple excercise. Selling In Bergen County through the eyes of the Buyer.

Take a look at your home as if you were the Buyer. Simply stated, try to envision yourself looking at your home as if you have never seen it before but are considering buying it. You may want to bring in an objective opinion but your listing agent should be able to assist you with this. Take a walk through your front door as if seeing it for the first time through the eyes of a Buyer. Does the front of your home look appealing? Are the steps clear of debris such as leaves, shoes, and dead or dieing plants? Does the front door look inviting or could it use a fresh coat of paint? What about the landscaping? Is it trimmed and looking it's best for the current Season?

When you step into your home what is the first thing that might catch your buyer's eye? Is it the dirty Windows? Perhaps a fresh coat of paint on the walls would brighten things up. Is your furniture arranged in a manner that might trip someone or is it open to show off the space of the rooms?

Let there be light! In other words, how would a Buyer walking into your home find lightswitches? Would they be easy to spot? Are there fingerpints on the wall around the switch? Is there a switchplate missing? How about light bulbs - are they all accounted for? As simple as it sounds, showing a home without light verses with light could make all the difference in the world.

Let's take a look at the flooring through a Buyer's eyes. Can the rugs use some cleaning or the hardwood floors use some shining up? Then there is the "Heart of the Home" or the Kitchen. How does that fair? Could the counters be cleared of clutter and the Refrigerator stripped of magnets? Can a Buyer see the refrigerator?

How about the beds - are they made? Does old junk fall out of the closets when a unsuspecting buyer opens the doors? Lets take a stroll down to the Basement. Would it make a Buyer want to run screaming from your home or will the Buyer say something like, "this is great storage space".

Let us not forget the ugly truth about Bathrooms. Most Buyers want to open that door and see something clean and fresh. Pitted or moldey grout in the Tub is so easily remedied and so easily overlooked by a Seller because when you live in a house, it's easy to overlook alot. But in this market, whatever it is, Buyers are still buying but the saavy Seller is making their home stand out like the prettiest girl at the Ball!

Hillsdale New Jersey - Homes Are Where the Heart Is!

The popular town of Hillsdale has a special place in their hearts because Lisa and Robert first met at the Pascack Valley High School in Hillsdale some years ago. Having grown up in Hillsdale, Bob has a real love for this special Pascack Valley town. Bob's grandfather had been a Builder in the early 1900's and was the architect of several of the custom homes in town. Hillsdale is also Home to the filming of several episodes of the favorite T.V. show "Ed". The quaint little town of Hillsdale has gained in popularity through the years for it's small town friendly appeal and charming ambiance.

The Victorian Train Station (listed on both the National and NJ registers of Historic places) and red brick Traffic Booth are icons and the heart of this much sought after community. The Pascack Valley Train line carrying commuters to NYC via connecting routes is a big draw for the popular town. Other forms of public transportation are also available on the main routes. Adjacent to the Train Station is the Veteran's Park where, in warmer months, residents can pick up a Newspaper and sit and enjoy a snack from the bagel store, the Hot Dog stand, the Deli or any of the local conveniently located Hillsdale eateries.

The highly rated Pascack Valley High School located on Piermont Avenue in Hillsdale is attended by students from the town of Hillsdale as well as the neighboring town of River Vale - where Lisa grew up.

Today the school has undergone major renovations to update and add space to accomodate the students comfortably as they transform education through the use and integration of technology. The Elementary schools of Hillsdale consist of two grammar schools Ann Blanche Smith (K-4) on Hillsdale Avenue and Meadowbrook School (PK-4) on Piermont Avenue. While the middle school children attend George G. White (5-8) on Magnolia Avenue.

During the Summer months Beechwood Park on Hillsdale Avenue is the stage for concerts under the Band Shell as well as Ball Games and Picnics on the Field. Fun for the whole family. There are five playgrounds throughout the borough, as well as three Athletic Fields.

Feel like a refreshing swim?! Well, the Stonybrook Swim Club, covering 12 acres is the perfect cure for those Summertime Blues. Stonybrook offers it's members four pools, one Olympic sized pool with Diving, and facilities such as Snack Bar and playground that insures fun for the whole family!

Directly across the street from the Park you will see one of the many homes sold by the HammersTeam. Bob remembers the days when his Mother participated in at least one of the many Hillsdale recreation clubs offered by the town of Hillsdale.

Moving to Emerson New Jersey? If you or anyone you know is planning a move to the small town community of Emerson NJ we'd like to welcome you to explore the details of this great town right here.

The picturesque town of Emerson NJ is the quintessential Suburban Community. Its closely knit population truly deserves its reputation as "The Family Town". Like most of the other Pascack Valley towns, the town center revolves around it's transportation link to NYC with a quaint Train Station . The Train station is set at the town center along the strip of convenient shops and Restaurants.

This quaint town center of Emerson Train Station is also the home of the little specialty store appropriately named, "The Cookie Cupboard". Here you can order specialty cookie platters and a host of fun and edible gifts.

If you must sit and wait for the Pascack Valley Train to come in, you can grab a paper and enjoy your wait at the station. The NJ Transit covered bus stop is located at the Train station as well.

There is much to see in the bustling center of the town of Emerson NJ. Across the street from the Train Station and Cookie Cup board stands the quaint Victorian structure that houses the Emerson Hotel. This is just one of the many eateries that residents can take advantage of here in this Pascack Valley town.

While you wait for your Train, take a moment to read some history about the popular main road running through the town called "Kinderkamack Road". You'll find this sign right there in front of the Train Station. The Pascack Valley area is very rich in history!

The Emerson NJ town center is quite an active area but you will find that there are many places in this small town where one can behold the beauty of the natural scenery. The Centennial Park pictured here was an effort of the residents who volunteered to work on it.

For the Golf enthusiast, the Emerson Golf Club backs up to the scenic Oradell Reservoir and the Hackensack Country Club is set high on the East Hill in the neighboring town of Oradell within close proximity to Emerson NJ.

The main road intersects with Main Street and leads to the highly rated Emerson NJ High School. Along Main street is one of the grammer schools that accommodates the children on the east side of town. There is another grammar school on the west side of town as well to accommodate the children living on that side of the town.

Also notable along this Main Street one will find the Borough Hall as well as another park dedicated to the Veteran's.
At the corner of the Kinderkamack and Ackerman Avenue stands the New Emerson Pharmacy. In addition to your medications, you can pick up a card and gift here as well.

The town of Emerson, NJhas been under a revitalization program and hopes to re-open a newly renovated strip mall on Kinderkamack Road in the very near future. There promises to be a Super Stop n' Shop for the convenience of residents. There also stands the mall at the corner of Main and Old Hook Roads where the current Shop Rite is still a popular source of necessaries.
